The purchase agreement is a simple contract detailing the conditions of transaction between buyer & seller. A signed purchase agreement is necessary for the title company to open escrow and finalize the deal. The title company needs to know in writing  that the buyers/sellers have the intention of going through with the transaction.

Payment will be sent to you by your choice of wire or check at the time of closing. We always open escrow with an independent 3rd party, such as a title company, to ensure funds are delivered appropriately.

We’re not brokers, we’re actual buyers. We’re not representing a large corporation or another party. The amount we agree on is the amount you’ll receive. We don’t charge any commissions or fees, and we cover all expenses involved in closing the transaction, including any unpaid property taxes. We work with you and the title company to ensure the transaction is closed as efficiently as possible so you can get paid sooner.

Just the signed purchase agreement to start. The title company will then send a few more documents for closing, including the deed. If your situation calls for it, you may need to send supplemental documentation such as Power of Attorney or Death Certificate.
